    The empty house is the advantage. With nothing in the way we can clean cabinet interiors, closet shelves, floor corners and behind where appliances stood — the areas that are simply unreachable in an occupied home, and exactly the areas an inspection checks.

    Two very different people book this service. Tenants at lease-end need the unit to pass a landlord's walkthrough so the security deposit comes back. Buyers and sellers need the house presentable at closing — sellers handing it over properly, buyers wanting it cleaned before a single box comes in.

    We also work steadily with realtors and property managers, who tend to have several units turning over at once. That work is scheduled the same way: against a fixed closing or lease-end date, not a rough week.

    What’s not included?

    A move-out clean is not a renovation or a junk-removal service. The items below are outside it, and knowing that before inspection day matters more than a promise.

    • Removing furniture, boxes or belongings left behind

    • Patching nail holes, spackling or painting
    • Repairing damage, replacing blinds or fixing fixtures
    • Exterior windows, garages, sheds, decks and yards
    • Attics, crawl spaces and unfinished basements
    • Post-construction drywall dust from work done during the move-out
    • Mold remediation, smoke damage or biohazard cleanup
    • Guaranteeing that a specific landlord releases a deposit

    What drives the price?

    This is a one-time job priced on the size and state of the unit. The date matters too — a hard closing deadline limits how we can schedule the crew.

    Square footage
    Every empty room gets full treatment, so footage tracks closely with time on this service more than on any other.
    Number of bathrooms and kitchens
    Bathrooms and the kitchen are where inspections focus and where the hours go. A two-bath unit is a different quote from a one-bath unit of the same size.
    Condition at the start
    A unit left tidy is quick. Years of grease in the kitchen, a neglected shower or heavy pet dander means more product, more passes and more time.
    Whether the home is truly empty
    Fully empty is the fastest and cheapest case. Furniture still in place, or boxes stacked in rooms, means we clean around them and cannot reach the surfaces that matter most.
    Appliance interiors
    Oven, refrigerator and dishwasher interiors are standard here, but their state varies enormously and a badly neglected oven can add an hour on its own.
    Pets in the outgoing household
    Hair in carpet edges, dander on baseboards and odor in closets all need extra passes before a unit shows well.
    Access and parking
    A code, a lockbox or a key waiting for us keeps things moving. Upper-floor units, no elevator, or a building manager who has to let us in each trip adds time.
    Date pressure
    Closings and lease-ends do not move, so these jobs are scheduled tightly. Booking a week or more out gives us room to hit your exact date.

    Frequently asked questions

    Will a move-out cleaning get my security deposit back?

    It gives you the strongest case. We clean to inspection standard — inside cabinets, appliances, closets and floors — which covers what landlords check for cleanliness. What we cannot control is damage, nail holes, paint or items left behind, because those are repair and removal issues rather than cleaning.

    Should the home be empty before you clean?

    Yes, completely empty is best, and it is also the cheapest version of this job. With furniture and boxes gone we can clean inside cabinets, along every floor edge and behind where appliances stood. If some items must stay, tell us where they are so the quote reflects it.

    Do you clean before a move-in as well as after a move-out?

    Yes, and it is the same scope. Buyers and tenants regularly ask us to clean a home they have just taken possession of, before any furniture arrives, because they do not know how the previous occupants left the cabinets, appliances and bathrooms. It is the easiest time in a home's life to clean it properly.

    Do you work with realtors and property managers?

    Regularly. Agents book us between listing photos and closing, and property managers use us for unit turnovers where the lease-end and the next move-in are days apart. If you manage multiple properties, tell us the volume and we will hold recurring turnover slots for you.

    Can you hit a fixed closing or lease-end date?

    That is how these jobs are scheduled — against your date, not a vague week. Give us as much notice as you can, ideally a week or more, because closing dates cluster at the end of the month and those days book out first. We will confirm the appointment in writing.

    Once you are settled in the new place, most clients switch to recurring house cleaning so the fresh start actually holds. If you are staying put and simply want the house reset without emptying it, book a deep cleaning instead.

    If the unit was renovated before the turnover, the dust problem is different and needs post-construction cleaning first — otherwise drywall dust keeps reappearing on trim after the unit has been cleaned.
