    An Airbnb turnover cleaning is a complete reset of a short-term rental between guests. On the New Hampshire Seacoast and the southern Maine coast, J&B Pro Cleaning strips and remakes beds to hotel standard, cleans every bathroom and the kitchen, restocks consumables, resets the space to your listing photos, and reports damage and left-behind items with photos.

    It runs on a clock, not a window. Checkout at 10am and check-in at 4pm gives one crew a fixed block to strip linens, clean, restock and stage — so turnovers are scheduled tightly and confirmed to you when the unit is guest-ready.

    Before we leave, you get a report: photos of anything damaged, missing or broken, plus anything a guest left behind. That gives you evidence for a claim while it still counts and lets you contact the guest before the next one arrives.

    Turnovers are fast and tightly scoped by design. These sit outside them, and several need to be booked as a separate visit between bookings.

    What drives the price?

    Turnovers are priced per turnover, and the number depends on the unit and the clock. Recurring hosts get a fixed per-turnover rate for the season.

    Square footage and bed count
    Beds are the hidden driver. A two-bedroom with four beds and a sofa bed takes far longer to reset than the footage suggests.
    Number of bathrooms
    Every bathroom needs full disinfection, glass work, hair removal and fresh towel staging inside the same fixed window.
    Condition at checkout
    Guests who leave the place tidy are quick. A full sink, sand through every room or a post-party unit changes the job, and we tell you when a turnover crossed into a deep clean.
    Laundry on site or not
    A washer and dryer in the unit lets us launder between tasks. Without one, linens must be bagged and swapped from your spare sets, which needs more sets in rotation.
    Pets allowed in the listing
    Pet-friendly units need extra vacuum passes, lint work on upholstery and hair removal from every soft surface before the next guest arrives.
    Turnaround window
    A generous same-day window is standard. A tight window, a back-to-back checkout and check-in, or a late-notice change means more cleaners on site at once.
    Access and parking
    Smart locks and a driveway are ideal. Beach-town street parking in July, a shared entry, or hauling linens up three flights all add time.
    Frequency and season
    Hosts on a recurring schedule through the summer get a fixed rate and reserved slots. One-off turnovers in peak weekends depend on what is left.

    Can you do a same-day turnover between checkout and check-in?

    Yes — that is the core of this service. Give us your checkout and check-in times and we schedule the crew inside that block, then message you when the unit is guest-ready. Same-day turnovers need to be booked as recurring slots, especially on summer weekends when every host on the coast needs the same hours.

    Do you provide the linens and towels?

    No, we use yours. We strip, launder on site where there is a washer and dryer, and remake every bed to hotel standard from your sets. Hosts without on-site laundry should keep at least two full sets per bed in rotation so we can always stage fresh linens immediately.

    What happens if a guest damages something or leaves items behind?

    We photograph it and send you a report before the next guest arrives, covering damage, missing items and anything left behind. That gives you evidence while a claim is still within the platform's window, and time to contact the departing guest. Filing the claim itself stays with you as the host.

    How far ahead should I book turnovers for the summer season?

    As early as you can. On the New Hampshire Seacoast and the southern Maine coast, peak season runs from late June through Labor Day and Saturday turnovers fill first. Hosts who reserve recurring slots before the season get their preferred window; late requests depend on what is still open.

    Do you also clean vacation rentals listed on VRBO or run as a B&B?

    Yes. The platform does not change the work — VRBO listings, direct-booked vacation homes, B&Bs and units run by property managers all get the same turnover checklist. If you manage several properties in the same town, tell us and we will route them together to protect your turnaround times.

    Between seasons, most hosts book a deep cleaning for the tasks a turnover cannot touch — oven interiors, grout, window tracks and behind furniture — usually in the spring before the first booking.
